SustainMatrix for Real Estate
Which buildings should you improve first?
Compare buildings on energy, water and carbon per m². Keep landlord areas and tenant areas apart, see where data is missing, and plan reductions building by building.
Explore the platformThe challenge
Building performance across the whole portfolio.
Buildings differ in age, use and occupancy, and landlord and tenant data sit in different places. Without a fair comparison, it is hard to know which building to improve first.
- Energy, water and carbon intensity per m²
- Landlord and tenant data, kept distinct
- Building benchmarking and adjusted performance
- Data coverage across the portfolio
- Efficiency measures and carbon reduction scenarios
- ESG and investor reporting
Indicators that matter
How real estate performance is measured.
Three numbers that matter most, each with what it measures and what it is read against.
162kWh/m²
Building energy use per square metre of floor area, for whole buildings and landlord-controlled areas.
58/42% landlord/tenant
Energy used in shared building services compared with energy used in tenants’ own space.
91%
The share of floor area with actual consumption data for the period.
- Read against
- Compared within the portfolio and against comparable buildings of similar use and climate.
- Read against
- Kept distinct, so plant upgrades and tenant engagement are planned separately.
- Read against
- Shown beside every portfolio figure, so gaps are not mistaken for performance.
Performance intelligence
Rank assets on a like-for-like basis.
Measuring per m², and allowing for weather and occupancy, makes very different buildings comparable. Capital then goes where the gap is largest.
ReadEach column is one building, split into landlord services and tenant areas. The line is the portfolio average.
See whose gap it is: landlord or tenant.
Energy per m² for each building, split into landlord-controlled and tenant use, against the portfolio average.
Capital goes to plant where the gap is the landlord’s, and to green-lease engagement where it is the tenant’s.
Buildings are compared like for like only when floor area and data coverage are reliable.
Relevant capabilities
The platform, applied to your operations.
The same governed engine across sectors, configured with the indicators and comparisons you need.
Building benchmarking
Intensity by asset, use type and location.
Landlord and tenant data
Separate views of shared services and tenant consumption.
Adjusted performance
Baselines that account for weather and occupancy where data allows.
Decarbonisation planning
Asset-level measures and portfolio pathways to target.
Sustainability reporting
Portfolio results for ESG and investor reporting.
What changes
Outcomes your teams will notice.
Better capital allocation
Investment goes to the assets with the largest adjusted gap.
Clearer tenant conversations
Tenant-area performance is visible on its own terms.
Reliable portfolio figures
Coverage is shown, so reported intensity can be trusted.
Credible reduction plans
Pathways are built from asset-level performance.
Questions
Common questions from real estate teams.
How is tenant consumption treated?
Tenant data is recorded separately from landlord-controlled services where it is available, and both can be reported together or apart depending on the boundary you use.
What if some buildings have incomplete data?
Coverage by floor area is shown with every portfolio figure. Gaps are flagged rather than silently filled.
Can different property types be compared?
Comparisons are made between buildings of similar use, using intensity indicators such as kWh per m², and always state the conditions they rely on.
